Making Tax Digital for Landlords: Why Now is the Time to Get Prepared

Making Tax Digital (MTD) for Income Tax is now underway, with the next quarterly update deadline falling on 7 November.

If your property income and/or sole trade income exceeds the relevant MTD thresholds, compliance is no longer optional. HMRC’s move towards a fully digital tax system is gathering pace and will play an increasingly important role in how landlords manage their tax affairs in the future.

MTD is Here to Stay

The first quarterly filing deadline fell on 7 August. While hundreds of thousands of landlords and sole traders successfully signed up, many eligible taxpayers have yet to register or submit their quarterly updates.

As a result, HMRC has indicated that it will take a more proactive approach to bringing taxpayers into the regime ahead of future deadlines. The message is clear: MTD is not a temporary initiative and taxpayers should ensure they are prepared.

More Than Just Compliance

While MTD is often viewed as an additional administrative burden, it can also provide significant benefits for landlords.

By maintaining digital records throughout the year and submitting regular updates, you gain a clearer picture of your rental business performance and potential tax liabilities. Rather than waiting until after the tax year has ended, you can monitor your income and expenses in real time, allowing you to budget more effectively and avoid unexpected tax bills.

This is particularly important following the Government’s recent Autumn Budget announcement that HMRC intends to move towards more timely payments of Income Tax from April 2029. While further details are expected, the direction of travel is towards taxpayers having a more up to date understanding of their tax position throughout the year.

Keeping accurate digital records now will place landlords in a much stronger position as these changes are introduced over the coming years.

What Should Landlords Do Now?

To ensure you are ready for the next filing deadline, we recommend that you:

  • Review whether MTD applies to your circumstances, taking into account all sources of relevant income.
  • Ensure your property income and expenditure records are up to date.
  • Consider moving to MTD-compatible software if you have not already done so.
  • Seek professional advice if you are unsure of your obligations.

Although penalties for quarterly filing failures are currently being phased in, there is considerable benefit in becoming familiar with the process now, before compliance requirements become more stringent.

How Software Can Help

Many landlords are surprised by how much easier digital record keeping can be once the correct systems are in place.

Modern cloud accounting software can:

  • Automatically import bank transactions.
  • Store digital copies of receipts and invoices.
  • Categorise income and expenses.
  • Provide real-time information on rental profitability.
  • Help estimate potential tax liabilities throughout the year.
  • Submit MTD filings directly to HMRC.

Rather than seeing MTD as an additional task, many landlords find that software reduces administration and gives them greater visibility over their finances while remaining fully compliant with HMRC requirements.
